*UPDATE* – made a few small corrections:

• put the staircase behind a second locked gate area because players could just bypass the original security gate and loot the upstairs
• Redesigned the water gates
• replaced the canal grating to not be just a bunch of gates

Shipping and storage warehouse with boat access and security features. Fully detailed including lift gates to close off the canal entry.

There is only a small strip of street outside so that the building can be fit into existing maps. The water level should be set about halfway up the dock barrel bumpers.
