Every self respecting wizard should have a proper home, maybe like this one. This house stands out in the city. It’s owner sells the most curious items…

The house features a shop, private chambers, a laboratory, a sub-laboratory (for more serious stuff), a hidden exit and neibouring ruin, which happens to be owned by the same wizard and is where the hidden exit might end.

This module is part of a bigger set I am working on.

      Ah yes, that basement. There’s a lot of things going on in very little space: an active lightning spell inside a faraday cage to protect hard earned treasure, a summoning zone, a very dead person on a table… no idea where the “delivery guy” found it, but he got paid very well… and the trapped secret exit… I wish there was some way to turn walls into secret doors, though.
